Description of the building:
  • A 4-storey building with offices, datacentres, telephone exchange areas.
  • Fully air-conditioned with water cooled central chilled water system, constant speed water pumps.
  • Water cooled central chiller water system controlled by Building Monitoring System around-the-clock.
 


Retrofitted initiative:

  1. The system operates solely on water loops, using condenser water to directly cool chilled water without chiller operation.
  2. The cooling tower cools the condenser water, which then cools the chilled water through a heat exchanger.
  3. The heat exchanger facilitates the transfer of heat from the chilled water to the condenser water, maintaining suitable temperatures in the chilled water loop.
  4. Target to operate this system for approximately 120 days each year when the ambient wet bulb temperature is below 16.5°C.
  5. Allowing different IT equipment to operate at flexible temperatures, resulting in changing the indoor temperature for approximately 80% of the equipment area from 22-26°C to 26-30°C.
  6. Allowing fresh air intake for office ventilation.


Observed benefits other than energy saving:

  • Efficient cooling decreases energy consumption, translating to lower utility bills, which is crucial for facilities with high energy demands.
  • With fewer mechanical components, regular maintenance can be less complex and less frequent, which is beneficial for operational efficiency.


General observations of the retrofitting project:

We adopted indirect free cooling between condenser water and chilled water in Hong Kong's subtropical climate, allowing for flexible operating temperatures that cater to local environmental conditions. This approach not only improves cooling efficiency but also enhances the overall energy management strategy.
