Description of the building:
  • Office in Industrial-Office Building with 28 floors (13 floors of offices, 5 floors of warehouse, 5 floors of carpark, 2 floors of multifunctional areas (11/F &12/F), B/F, G/F Entrance and R/F Plant Rooms).
  • Fully air-conditioned with water cooled centrifugal oil free type VSD chillers, VSD Chilled Water Pumps and Cooling Towers.
  • Air Handling Units and Fan Coil Units with pre-treated fresh air.
  • ACVVVF Lift Control for Cargo Lifts.
  • T5 LED Light Tubes.
 


Retrofitted initiative:

HVAC-Air-side:
HVAC Primary Fresh Air System:
  • Replacement of belt-driven centrifugal VSD fan in AHU/PAU by electronically commutated (EC) plug fan.
  • Installation of High Volume Low Speed Ceiling Fans for 1/F Carpark.

Electrical Systems:
Lighting
  • Replacement of all 13/F-25/F office lightings into T5 LED tubes.
Lift
  • Cargo Lift Modernization of the existing DC Lift Control to ACVVVF Lift Control.


Observed benefits other than energy saving:

  • Fan speed reduced and less noise created. Improved indoor air quality and nil complaint for insufficient fresh air.
  • Produced a large scale of natural wind, ventilate and cool the air in large space.
  • Reduced the maintenance cost and manpower cost by prolonged lifetime of the LED tube up to average 30,000 hours.
  • Improved the operation stability and reliability, and reduced breakdown rate.


General observations of the retrofitting project:

  • Fresh air supply system retrofit did not affect the users in general.
  • The installation of 2 nos. HVLS fans in 1/F Carpark required extra personnel to conduct traffic control, in order to enhance site safety.
  • Lightings were replaced in non-office working hours with sufficient advance coordination with users and cordoned-off the working area.
  • Lift modernization required advance planning of lift arrangement, in order to minimizie the lift waiting time and the disturbance to the passengers.
