| Park Central is one of the largest and most well-established shopping arcades in the Tseung Kwan O district, covering a total area of 400,000 square feet. With around 220 tenants, Park Central offers one-stop shopping and leisure facilities, including international beauty brands, renowned fashion labels, and a variety of world cuisines. |

Retrofitted initiative:
HVAC Chilled water system:
To enhance the central chiller plant, the aging constant-speed air-cooled chillers and pumps are being partially replaced by variable-speed drive (VSD) chillers and VSD pumps. Additionally, we have considered accommodating future increases in cooling capacity by selecting chillers with higher capacity, which will also help reduce the number of chillers operating in the meantime.
Observed benefits other than energy saving:
- Optimized the chiller operation by replacing six constant-speed chillers and pumps with variable-speed chillers and pumps.
- Contributed to sustainability through the adoption of low GWP refrigerants.
- Reduced maintenance resources in plant operations.
- Higher capacity chillers can accommodate future increases in cooling demand, making the system more adaptable for growth.
General observations of the retrofitting project:
- Standard retro-fitting initiatives with proven technologies and straight forward.
- Overall a well justified project with good outcomes with tangible and non-tangible benefits.
