Description of the building:
Building 5E is part of the Hong Kong Science Park, which is managed by the Hong Kong Science and Technology Parks Corporation (HKSTP). This building is located at 5 Science Park East Avenue and serves as one of the key facilities within the park. It houses various offices and laboratories designed to support innovation and technology development.
  • Grade A Commercial complex
  • Fan-coil unit for offices with pre-treated fresh air

Retrofitting area of building 5E 3F:
  • Provides “FlatCool” system to around 2000 sq ft for breakout area and meeting room
 


Retrofitted initiative:

HVAC Air-side Air-conditioning system:
Convert the variable air volume (VAV) system to “FlatCool” system. "FlatCool System" utilizes the radiant heat transfer from occupants, equipment and fixtures inside the indoor space to the "FlatCool" radiant panel in order to cool down the room temperature.

Smart Control System:
BMS system is installed for monitor and control the water side & air side water temperature, humidity, CO2 concentration and room temperature. A high level dashboard is also included for the BMS service interface.


Observed benefits other than energy saving:

  • Quiet Operation.
  • Improve CO2 concentration.
  • Improved indoor air environmental quality, e.g. even room temperature without air draught.
  • Minimum maintenance.
  • Simplified control.
  • Increased ceiling headroom (less E&M zone is required for installation).


General observations of the retrofitting project:

  • Performance of the “FlatCool” is well received without major complaint.
  • The system can operate at 100% fresh air control during high flu seasons or pandemic period.
