Description of the building:
3 Block building, consisting of 15 floors of hotel, and 9 floors of mixed public recreational facilities, activity rooms and office.

Fully air-conditioned, with air-cooled central chilled water system and split-type air-conditioning units.

Traction motor lift.
 


Retrofitted initiative:

HVAC – Waterside air conditioning system
  • Replacement of more efficient chiller: Renew of aged chiller units to more efficient chiller units with variable speed drives.
  • Conversion to variable speed chilled water pump
  • Conversion of chilled water system to variable flow system, with necessary sensors and controllers to adjust flowrate of chilled water in accordance to chiller unit load.

HVAC – Airside air conditioning system
  • Replacement of FCU with DC motor: Retrofitted traditional AC motors in FCU with DC motor drives, which is connected to BMS system for central control.
  • Using EC plus fan in AHU/ PAU
  • Retrofitted EC plug fans to existing AHU/ PAU, and conversion to demand control fresh ait system by carbon dioxide sensor and modulating damper.

Electrical system:
  • Provision of Smart Metering
  • Energy consumptions of the systems, including Lift escalator, lighting, pumps are logged for analyzing consumptions, trends and Retro-Commissioning projects in future.

Smart Control Platform:
  • BMS system with AI solution and data mining technology
  • HVAC system including Chiller units, chilled water pumps, PAU/AHU, FCU; and lighting systems, is connected to BMS system.
  • Chiller plant data is analyzed by AI technology to optimize running parameters and scheduling for energy savings.


Observed benefits other than energy saving:

  • Quieter operation of upgraded chiller units, PAU and FCU.
  • Reduced maintenance resources in plant operation and future Retro-Commissioning and balancing.
  • Reduced maintenance resources in plant operation and future retro-commissioning and balancing.
  • Overall systems monitoring for planning of running schedules, fault monitoring, and preventive maintenance planning.
