Description of the building:
Infinitus Plaza is a commercial complex with 30 floors grade A office, 4 floors shopping arcade, 1 floor basement carpark and unloading area located in the core business area of Sheung Wan.

Fully air conditioned building with water-cooled central chilled water system for office and air-cooled chillers water system for shopping arcade.

Fan-coil unit and PAU fresh air supply for offices and shops.
   


Retrofitted initiative:

1. Prediction of Biological Contaminants with Common IAQ Sensor

Current Challenges in IAQ Monitoring Traditional IAQ monitoring methods often rely on expensive equipment that is not practical for routine use. For example, real-time particle light-scattering and fluorescence detectors can cost upwards of HK$1.3 million, making them inaccessible for many applications. Consequently, there is a pressing need for cost-effective and efficient solutions to monitor and manage IAQ.
 
One promising approach involves the development of AI models, such as Long Short-Term Memory (LSTM) networks, which can analyze IAQ data and predict biological contaminants. By leveraging historical data and real-time monitoring, these models can achieve an accuracy rate of approximately 80 to 90%. This accuracy is crucial for timely interventions to improve IAQ.
 
2. IAQ Dashboard

This dashboard would visualize real-time bioaerosol concentrations and display essential statistics, such as averages, minimums, and maximums. By presenting data in an accessible format, stakeholders can make informed decisions regarding air quality management.
 
3. Indoor Air Quality Index (IAQI)

To simplify the interpretation of IAQ data, a four-level Indoor Air Quality Index (IAQI) system is proposed. This index categorizes air quality into four percentile ranges. Setting cut-points according to the percentile of calculated IAQI at average occupancy loads and typical fresh air intake can guide effective interventions to enhance IAQ.


Observed benefits other than energy saving:

Implementing RetroLogic AI smart HVAC systems that adapt to real-time IAQ data can lead to adjust airflow and temperature based on occupancy levels and air quality, ensuring efficient operation without compromising comfort. By developing robust monitoring systems and implementing smart solutions, we can create healthier indoor environments while minimizing energy use. This integrated strategy is essential for promoting well-being and sustainability in our buildings.


General observations of the retrofitting project:

  • The IAQ data collection equipment has been placed in the occupied zone that has not generally affected the occupier's operation.
  • The installation of IoT sensors in tenant's area were arranged beforehand that minimizes the disturbance tenant's business operation.
  • The ranges of IAQ Index have been reviewed and fine-tuned to minimize the hunting operation of the fresh air supply system.
