Description of the building:
- Commercial complex with 38 floors, and 146m (479 ft) height, located in the Admiralty area of Hong Kong Island.
- The 1st floor is rented for retail and catering businesses. The 3rd and 4th floors are for car parking, while offices start from the 5th floor up.
- Fully air-conditioned with 4 nos. water cooled centrifugal typed chiller.
- 12 nos. Elevator and 2 nos. escalator.

Retrofitted initiative:
- HVAC Airside System: Application of low pressure drop filter (C-Polar) and demand control in AHUs to achieve energy saving. Air flow rate and fan speed were adjusted according to demand.
- Central Control & Monitoring System: Deployment of various IoT sensors for data collection and fault detection at unified platform.
- Smart Control Systems: Application of Intelligent Prediction and Control Technologies at unified platform to optimize energy efficiency of chiller plant and ensure proactive fault detection.
Observed benefits other than energy saving:
- Unified platform provides central monitoring and control for quick response, remedial actions and energy optimization.
- Proactive fault detection and preventive maintenance for less downtime and higher reliability.
- IoT deployment could save manpower for routine inspection.
- New filter technology could kill bacteria and achieve energy saving at the same time.
General observations of the retrofitting project:
- All retrofitting works did not cause nuisance to the tenants.
- Operators are happy for the unified platform to provide more information for plant monitoring and reporting.
- Services and maintenance teams are happy for enhanced reliability via proactive prediction and preventive maintenance.
- FM enjoyed the energy saving at reasonable payback period and is willing to share the experience with others.
